From HOA dues and rental regulations to insurance requirements and meeting schedules, this page serves as a comprehensive guide for both current and prospective residents. Please review the information below carefully to stay informed about important policies and procedures within our condominium association.
- HOAs—$235.00 a month—mail to PHPCOA PO Box 496 Bettendorf, IA 52722 —due on the 1st of each month—overdue on the 6th—must be postmarked by the 5th or a late fee of 10% will be added and will compound monthly after that until the fee is paid.–The Board recommends “Billpay” at your financial institution.
- PHPCOA has 5 rentals as of July 2023—phasing out as of 2013 amendment—when a rental unit is sold, it can no longer serve as a rental unit—must be owner occupied.
- Insurance—State Farm Insurance—(563) 359-9197, Email:* —Agent: Marty Clifton.
- Owners are required to carry insurance on their condos. Renters are expected to carry rental insurance.
- Board Meetings are held on the 2nd Tuesday of each month; Location: The Bettendorf Library—6:00pm—owners are welcome.
- An Annual Owners’ Meeting is held on the 2nd Tuesday in June; Location: The Bettendorf Library—6:00pm
- One dog permitted—not to exceed 35# OR two cats. Service dogs are accepted with documentation and a letter from a medical doctor stating need.
- Underground heated garages provide one parking stall and a storage room for each unit.
- Nine buildings with elevators—12 units in each building—total of 108 owners.
- New owners are required to provide the following information for the Condo Board Directory:–Address/unit #–Name/s–Phone #s—cells/landlines–E-mail address–Emergency contact/relationship/phone #
- USPS delivers mail to the building lobbies as well as UPS and Fed Ex.
- Security in our buildings is strictly enforced. Outdoor directories with intercoms are provided for entrance into the buildings.
- Lawncare, landscaping and snow removal are provided by the Association.
- Communication (Board agendas, flyers, etc.) are posted on bulletin boards at the front door of each building.
- Lobby Cork Boards—info re: current Board of Directors/Bldg. reps; dumpsters/garage remotes/satellite-Dish; (Done Right); Mediacom service is accepted.
- No political or fundraising solicitations are allowed.
- Elected Board members will serve for 3 years.
